Questions We Hear Often

Honest, direct answers about how Trellicksen works, what we charge, and what you can expect.

About Trellicksen

Trellicksen is a modern real estate company offering full-service home selling and buying support at a 2% listing commission. We pair homeowners with licensed, experienced agents while using modern technology and an efficient operating model to deliver premium service at a lower cost.
No. We deliver the same scope of services as a traditional full-service brokerage. The difference is in how we've structured the business, not in what we deliver. You get a dedicated agent, professional marketing, full transaction support, and expert negotiation.
Trellicksen is currently in the early stages of expansion. We're building our presence market by market. If we're not yet active in your area, you can still submit an inquiry and we'll let you know when we launch near you.
Trellicksen operates through a franchise model. We partner with experienced real estate professionals who operate under the Trellicksen brand and model in their local markets. If you're interested in franchise opportunities, visit our Franchise page.

For Home Sellers

Your 2% listing commission covers a dedicated licensed agent, comparative market analysis, professional photography, MLS and platform syndication, showing coordination, open houses, contract negotiation, and full transaction coordination through closing. It's a complete listing service.
The 2% is the listing side commission, which is what you pay to the brokerage representing you as the seller. Buyer's agent compensation is a separate matter and is typically negotiated as part of the transaction. Your agent will explain exactly how this works during your consultation.
No. The listing commission is the listing commission. Standard closing costs like title insurance, escrow fees, and transfer taxes are part of any real estate transaction and are not fees from Trellicksen. We'll walk you through all expected costs before you commit.
Yes. Your listing will be marketed on the MLS and all major platforms with professional photography and targeted outreach. The marketing approach is designed to maximize exposure to qualified buyers, not just generate traffic.
You don't pay a listing commission unless your home sells. The specific terms will be outlined clearly in your listing agreement, which your agent will explain in detail before you sign.
It depends on your market, your property, and pricing. Preparation and listing typically takes 1-2 weeks. Time on market varies. Once under contract, closing usually takes 30-45 days. Your agent will give you realistic expectations based on current conditions in your area.

For Home Buyers

Yes. We provide dedicated buyer's agents who offer full representation throughout the home buying process, including home search support, offer strategy, negotiation, and closing coordination.
Buyer's agent compensation arrangements vary and will be clearly explained during your initial consultation. We believe in full transparency about how our agents are compensated, and we'll make sure you understand the arrangement before moving forward.
It's recommended but not required to start a conversation. Being pre-approved strengthens your position when making offers. Your agent can discuss this during your initial consultation and provide guidance on getting pre-approved if needed.

For Franchise Inquiries

Trellicksen franchisees operate under the Trellicksen brand and model in their local markets. We provide the brand, technology platform, operating framework, training, and ongoing support. You build and run the business in your territory.
Franchise costs and terms are discussed during the evaluation process. We don't publish these details publicly because they may vary by market. Submit an inquiry through our Franchise page and we'll share this information if there's a potential fit.
Licensing requirements vary by state. In general, meaningful real estate experience is required. Specific licensing and regulatory requirements will be discussed during the evaluation process.
